Many of our student renters are living away from home for the first time and are not used to managing their own household or taking care of the day-to-day details that go into living on their own. For many parents, it is the first time their son or daughter has not lived with them.
At the Clermont Group we are prepared to work with students and parents as needed, helping you to feel secure that your student is living in the best possible environment.
Some of the questions you might want to help your student think through include:
- If utilities are not included in the rental cost, how much should be budgeted for each month to cover these costs. You can contact Utilities Kingston at 613-546-0000 to find out the average monthly utility costs for your property.
- What other fees will they have to pay? (internet, phone, laundry, parking, transportation etc.)
- How will they look after the property during the summer months of the Lease, if no one is planning on living there.
- How do they plan to move their belongings to the residence? Students moving in and out of the Queen's student district is a very busy time in Kingston. If you need a rental vehicle, be sure to book it very early in advance. Co-ordinating with house-mates can make the process go more smoothly.
While students living away from home are often covered under their parent's home owner's insurance, you will want to let your insurance provider know about your student's living arrangements and confirmed what is and is not covered. If needed, renters can purchase "Renter's Insurance".

A Tenant's Responsibility to Clermont
Tenant's have a basic responsibility to care for the property they are renting and make us aware of any maintenance issues that need attention. Clermont does not own any of it's managed properties and we take pride in taking care of our residential owner's investments. Tenants are also bound by the Residential Tenancies Act 2006. Renters should be familiar with the Act and know both their legal rights and responsibilities.
